Do I Need a New Roof?

A roof may reach its end of useful life naturally without ever experiencing roof failure. You are simply maintaining your home's preventative maintenance because it looks worn and old.

It is possible to have bigger problems later on if you delay replacing your roof. Be aware of the warning signs and allow yourself enough time to complete the project.

8 Signs that your roof may need to be replaced:

  1. It's old. Most roofs have a 20-year warranty. If your roof hasn’t been replaced in over 20 years, it’s likely that you should consider replacing it.

  2. It is ugly from the street. It is important to maintain curb appeal. Your roof shouldn't be a hindrance to your curb appeal. Check your street for areas that are in disrepair, streaking on your shingles, and worn areas around chimneys or vents.

  3. The shingles are deteriorating. It is also a good idea to inspect the shingles on your roof. You should inspect all shingles on your roof for signs of damage, wetness, curled, bent or broken.

  4. Granules are all over the place. As shingles start to deteriorate, they become small, crumbly pieces that look like coarse, dark sand. You may notice granules appearing in your yard, gutters, and landscaping. This is likely your roof.

  5. You can see staining, peeling or bubbling paint. Leakage of the roof can lead to damage to exterior paint. It can also seep into your walls and stain your interior walls.

  6. Its deck looks bad. Your roofing deck consists of the support beams which hold your roof and shingles up. These beams should be replaced if they are showing signs of moisture damage or sagging.

  7. It is leaking into your attic. After a storm or snow melts, you might notice water in your attic. Your roof can also leak light. If you are able to see into your attic without using a light, it could be time for a roof replacement.

  8. Your energy costs are increasing. Your roof acts as an insulation against the heat and cold entering your home. You'll see an increase in utility bills if your roof isn't working as it should. This is because your heater or air conditioner will have to work harder to maintain a comfortable temperature.
